When a patch didn't hold up

Fixing a Patch That Didn't Hold Up

A square outline that shows through the paint, a hump where the mud sits too high, tape that's cracked or peeling, a mesh patch you can see the pattern of, texture that doesn't quite match, or a touch-up spot that's duller or shinier than the wall around it — a patch that didn't hold up is one of the more common calls we get, whoever did the original work. We cut out or re-feather the old patch, retexture to match the wall, and send a firm price from your photos.

Patches that didn't hold up

A visible square or rectangle showing through the paint, a hump where the mud built up too high, tape along the edge that's cracked or starting to peel, a mesh patch you can see the pattern of through the surface, texture that doesn't quite match the rest of the wall, or a touch-up spot that reads duller or shinier than the paint around it — these are the patches that didn't hold up, and fixing them is one of the more common calls we get.

It doesn't matter to us who did the original work — a handyman, a previous owner, a DIY attempt, or another trade that cut into the wall and patched it afterward. We're looking at the patch in front of us, not who made it, and it often turns up during a remodel, before a sale, or just because it's been bothering someone on a wall they pass every day.

What we do to fix it

Depending on what's wrong, we either cut the old patch out back to sound drywall and start over, or re-feather the edges so the mud tapers smoothly into the surrounding wall instead of standing out as a hump or a ridge. A patch with failing tape usually needs the tape pulled and reset; a mesh patch that's showing through often needs to come out entirely rather than be skimmed over again. On a patch that's pulling away on its own, we also look for moisture or movement behind it, so the repair deals with the cause and not just the crack.

Once the drywall itself is sound, we retexture to match the wall around it — orange peel, knockdown, smooth, or a hand-applied finish, whichever the room already has.

Painting the whole wall, not just the spot

A dull or shiny spot from a paint touch-up is usually a sheen mismatch, not a color one — new paint over old reads differently even out of the exact same can. Once the patch and texture are fixed, we recommend painting the whole wall, corner to corner, rather than touching up just the repaired area, so the sheen is even across the whole surface. That's a separate visit from the patch itself, scheduled once the new texture has had time to dry.

If the texture match is really the main problem — the patch and tape underneath are solid, it's just the pattern that looks different — see texture matching for a texture-only fix instead. Otherwise, see drywall repair and painting for how the paint visit works, with your own leftover can or a Sherwin-Williams color match.

Before a walkthrough

Builders and GCs run into this most often ahead of a final walkthrough: a patch cut in partway through the build looks rough next to the rest of the unit, or the texture doesn't quite match closely enough to pass a careful look. Fixing it before the walkthrough, rather than after a punch-back, is usually the cheaper path, and the same photo-or-list approach works whether it's one unit or a whole building.

See drywall punch lists for how we quote and schedule a batch of these fixes at once.

Getting a firm price

Text us some photos of the patch, from an angle that shows the outline or the texture mismatch, along with the year the home was built, through the quote page. A price like that comes back by text once we've seen the photos, and sizing it up from them doesn't cost anything. When a photo doesn't settle it — a hump that's hard to judge in a flat picture, for instance — we're glad to come take a look in person, a paid visit that's credited back if the repair gets booked.

Homes built before 1980 are likely to have asbestos in the walls, and that rules us out for the job no matter how the existing patch looks. If more than one patch in the home needs this kind of fix, send photos of each in the same message and we'll quote them together; everything else that moves the price is in the cost guide.

What to expect on repair day

Every repair is checked before we call it done, and your home is protected while it happens.

Stay home or run errands

You're welcome to be home while we work. If you'd rather run errands, leave a lockbox code or the door unlocked, and we lock up when the job is done. Either way, you get a text when we're on the way.

Your belongings protected

Before starting, we tape plastic over the floor, nearby walls and anything close to the repair. If a couch is in the way, we move it and cover it.

Cleaned up before we leave

Patching makes some dust. The plastic catches most of it, and we clean up the work area before we go.

Fix a bad drywall patch questions

Does it matter who did the original patch?

No — we look at the patch in front of us, not who made it. Handyman, previous owner, DIY attempt or another trade, the fix is the same either way.

Can you fix a patch where the tape is cracking or peeling?

Yes. Failing tape usually needs to be pulled and reset, not just skimmed over with more mud.

The texture around my patch doesn't match. Can that be fixed without redoing the whole patch?

Often, yes. If the patch and tape underneath are solid and it's just the texture that's off, see texture matching for a texture-only fix.

Should I paint just the fixed patch, or the whole wall?

We recommend the whole wall, corner to corner, so the sheen matches across the surface — see drywall repair and painting for how that visit works.

I'm a builder with a few patches to fix before a walkthrough. Can you handle those together?

Yes — send photos of each one, or work from a punch list; see drywall punch lists for how we quote and schedule a batch like that.
