For busy in-house maintenance teams

Apartment Drywall Repair for Denver-Area Communities

Apartment drywall repair from Apex Drywall Repair covers overflow and larger patch, cutout, and texture jobs for communities across the Denver area, the repairs an in-house maintenance team doesn't have time for on a busy turn week. Text 2-3 photos and the year the building was built for a firm price, from the same published list used for every repair.

What you can count on

  • One dependable contact. Mario, the owner, does the work and answers the phone.
  • Careful in occupied units. Floors and belongings covered with tape and plastic, a couch in the way moved and covered, cleaned up after.
  • No need to meet us on site. Lockbox, key pickup or your maintenance office, and we lock up when done.
  • Firm prices from photos. Text photos of each job and get a price before we schedule.
  • Multi-unit pricing. Our published prices apply, and when we repair several units at one property on the same trip, each additional unit's repair is 15% off.
  • Invoiced to your company. W-9 and certificate of insurance on request.

Where we fit in

We take on overflow and larger repairs: the patches that pile up during a busy turn week, or damage bigger than a quick touch-up. Routine unit-turn patch and paint already gets handled well by most in-house teams; our role is the extra work on top of that, not a stand-in for it. That makes us a fit when a hole is larger than in-house tools are set up for, when texture needs matching past a basic patch, or when the team doesn't have an open slot before the next move-in.

A photo and the unit's year built are enough to get a firm price — no site visit required to quote the job, which keeps the request simple on a day when the maintenance team already has enough visits scheduled. Managing single-family rentals or an HOA property instead? See drywall repair for property managers and HOAs.

What we repair

Same scope as every job we quote: holes, dents, plumbing and electrical cutouts, outlet and panel openings, doorknob holes, and impact damage smaller than one sheet of drywall, with texture matched to the unit's existing finish. Standard texture is included; detailed hand textures and premium finishes are priced on the price sheet, and texture matching explains how the match is done. A full-wall repaint, corner to corner, is available as a separate return visit once the texture has had time to dry — see drywall repair and painting.

Multiple units, one trip

Several units at the same property, same trip, get the benefit of a single drive: the first unit's repair is priced from the published list, and each additional unit's repair is 15% off. A second patch inside the same unit still uses the standard additional-patch price, not the multi-unit rate — that pricing already reflects a repair at a stop we've already made. Painting and site fees (an exact arrival time, difficult access, contents moving) are never discounted, and the $350 minimum still applies to every unit's repair.

Scheduling and vendor paperwork

You don't need a resident or staff member in the unit for the repair itself — a lockbox code or an unlocked door works, and we text when we're on the way. Floors and nearby surfaces are covered with tape and plastic before work starts, and the work area is cleaned up afterward. A W-9 and a certificate of insurance are available on request, and invoices go to the management company, with payment due on completion.

Every unit is screened the same way any home is: by when the building was built. Buildings built before 1980 are likely to contain asbestos, and we don't work on those — tell us the year built along with your 2-3 photos when you request a quote.

Questions from property managers

Do you handle routine unit turns?

No. We take on overflow and larger repairs, not the day-to-day patch and paint that already gets handled in-house on a routine turn.

Can you patch several units on the same visit?

Yes. The first unit's repair is priced from the published list, and each additional unit's repair at the same property, same trip, is 15% off.

Do you provide a W-9 and certificate of insurance?

Yes — send a request and we'll provide both.

How does invoicing work?

Invoices go to the management company, and payment is due on completion.

Do you work in buildings built before 1980?

No. Buildings built before 1980 are likely to contain asbestos, and we don't work on buildings built with asbestos materials.
