Pre-listing and inspection repairs
Drywall Repair for Real Estate Agents and Home Sellers
Drywall repair for real estate agents and their sellers, before the listing photos or after the inspection report. Text 2–3 photos of the damage, the address and the year the home was built, and you get a firm price from our published list. Nobody needs to be home, and the seller gets an itemized invoice with before and after photos for the file.
What you can count on
- One dependable contact. Mario, the owner, does the work and answers the phone.
- Careful in occupied units. Floors and belongings covered with tape and plastic, a couch in the way moved and covered, cleaned up after.
- No need to meet us on site. Lockbox, key pickup or your maintenance office, and we lock up when done.
- Firm prices from photos. Text photos of each job and get a price before we schedule.
- Multi-unit pricing. Our published prices apply, and when we repair several units at one property on the same trip, each additional unit's repair is 15% off.
- Invoiced to your company. W-9 and certificate of insurance on request.

Drywall fixes before the listing photos
Buyers notice the small things: a doorknob hole behind a bedroom door, anchor holes where a TV hung, a dented hallway corner. We patch them, match the existing texture, and clean up, so the walls look cared for when the photographer arrives.
If the seller wants the whole wall painted after the patch, that's a separate visit once the texture has dried, so book a few days ahead of the photo date. Painting is priced by the wall on our price list.
Inspection repairs on a deadline
When a buyer's inspection objection names wall damage, the seller needs a price before the resolution deadline. Send photos of each item and we text back a firm price from the published list, so the number can go straight into the resolution. Photo quotes are free.
Jobs with an inspection deadline get priority scheduling. Tell us the date when you send the photos, and we'll tell you whether we can make it before anything is booked, so you can line up someone else if we can't.
Vacant homes and lockboxes
Nobody needs to be at the house. Share the lockbox code and we text you when we're on the way. Floors and nearby walls are covered with tape and plastic before work starts, the work area is cleaned up afterward, and the house is locked when we leave.
Invoices for the closing file
Each invoice lists the property address, what was repaired and where, and an itemized price that matches our published list, with before and after photos attached. It goes to whoever orders the repair, usually the seller, and payment is due when the work is done.
Homes built before 1980
We screen every house by the year it was built. Homes built before 1980 are likely to contain asbestos, and we don't work on homes built with asbestos materials. Send the year with the photos so we can confirm the house is one we take before anything else is planned.

Questions from property managers
Can you work in a vacant listing?
Yes. A lockbox code is all we need. You get a text when we're on the way, and the house is locked when we leave.
How quickly can you do inspection repairs?
It depends on the calendar that week. Jobs with an inspection deadline get priority scheduling; tell us the deadline with the photos and we'll say whether we can meet it before anything is booked.
Can I get a price for the inspection resolution before the seller agrees?
Yes. Photo quotes are free and firm for what the photos show, so the number can go into the resolution before anyone commits to the repair.
Who pays, the seller or the agent?
Whoever orders the repair, which is usually the seller. Payment is due when the work is done, and the invoice with photos goes to whoever pays.
Do you pay referral fees?
No. We don't pay agents for referrals; we'd rather earn repeat work by being easy to work with.
