For management companies and HOAs

Drywall Repair for Property Managers and HOAs

Apex Drywall Repair handles patch, cutout, and texture repair for property management companies and HOA communities across the Denver area: single-family rentals between tenants, HOA common areas and clubhouses, and individual owner units. Text 2-3 photos and the year the building was built for a firm price from the same published list used for every job, and invoice the management company directly.

What you can count on

  • One dependable contact. Mario, the owner, does the work and answers the phone.
  • Careful in occupied units. Floors and belongings covered with tape and plastic, a couch in the way moved and covered, cleaned up after.
  • No need to meet us on site. Lockbox, key pickup or your maintenance office, and we lock up when done.
  • Firm prices from photos. Text photos of each job and get a price before we schedule.
  • Multi-unit pricing. Our published prices apply, and when we repair several units at one property on the same trip, each additional unit's repair is 15% off.
  • Invoiced to your company. W-9 and certificate of insurance on request.

Who this is for

This page is for property management companies running more than one property, HOA boards and the management companies that handle their day-to-day work, and single-family rentals that need a repair between tenants. That covers common-area and clubhouse walls, individual owner units inside a managed community, and the holes and cutouts that show up on a routine rental turn.

Whether it's one property or several, the request works the same way: 2-3 photos and the year the building was built get a firm price, the same list used for every job. Overflow work for an apartment community's own maintenance team is covered on the apartment drywall repair page.

What we repair

The scope is the published list: holes, dents, plumbing and electrical cutouts, outlet and panel openings, doorknob holes, and impact damage smaller than one sheet of drywall, with texture matched to what's already on the wall. Standard texture is included; detailed hand textures and premium finishes are priced on the price sheet, and texture matching explains how the match is done. A full-wall repaint, corner to corner, is a separate return visit once the texture dries, covered on the drywall repair and painting page.

Quoting, invoicing, and multi-unit pricing

Quotes are firm from photos and the year built, the same policy as every job on this site — no in-person visit required unless we can't get a clear read from photos, in which case that visit is $150, credited to the repair when you book it. A property manager quoting several addresses at once can send photos for each; every property is still priced and invoiced on its own.

Invoices go to the management company, not an individual owner or tenant, and payment is due on completion. We don't publish net terms or a volume discount beyond one accommodation: several units at the same property, same trip, get the first unit at the published list price and each additional unit's repair 15% off. Painting and site fees are never discounted, and the $350 minimum applies to every unit.

Vendor paperwork

A W-9 and certificate of insurance are available whenever a property or management company needs them on file. On the day of the repair, floors and nearby surfaces are covered with tape and plastic, and the work area is cleaned up afterward; a resident or staff member doesn't need to be present for the repair itself if access is arranged ahead of time.

Common areas, clubhouses, and owner units all get the same screen as any home: buildings built before 1980 are likely to contain asbestos, and we don't take on buildings built with asbestos materials. Include the year built with your photos when you request a quote.

Questions from property managers

Do you work on HOA common areas and clubhouses?

Yes, along with individual owner units and single-family rentals, screened the same way as any job: by photos and the year built.

Do you offer net-30 terms or a volume discount?

We don't publish net terms or a volume discount beyond the multi-unit pricing described above. Payment is due on completion.

How is invoicing handled for a managed property?

Invoices go to the management company, not an individual owner or tenant.

Can you provide a W-9 and certificate of insurance?

Yes. Both are available whenever a property or management company needs them on file.

Do you work in buildings built before 1980?

No — buildings from before 1980 are likely to contain asbestos-era materials, and that's outside what we take on. Tell us the year built when you request a quote.
